This was another inspiring renovation project in Lynn Valley we were thrilled to be involved with. Having done a full renovation in the basement shortly after purchasing their home, the homeowners decided it was time to tackle the main floor. The pony wall between the kitchen & living area as well as the step up into the living area weren’t working for this social family. We gutted the entire main floor down to the studs, removing a load bearing wall between kitchen and living, giving the main living area a great open concept feel. The existing kitchen was an addition done by the previous owner with an interesting vaulted gable end roof above, with some unique re-engineering, we raised the existing collar ties from their current top of wall elevation to give the space the much needed height while at the same time adding 4 skylights, two of them Electric Venting. The main theme running through the project was clear stained Doug Fir finishes. We cladded the collar ties with VG Clear Doug Fir making the kitchen ceiling the absolute eye-catcher of the make-over. In place of the load bearing wall we point loaded the one end of the bearing with a 6X6 VG Clear Doug Fir post, and then continuing on with the Doug Fir theme we installed a 4” x 8” beam as the new mantel for the newly built floor to ceiling fireplace with new gas insert. Capping off the D. Fir theme we installed a 3-panel folding eclipse door in the kitchen. In sticking with the natural wood finishes Reynolds Cabinet Shop supplied and installed the amazing stain grade kitchen cabinets with a clever end of island seating area created due to the narrow galley style kitchen. All new electrical throughout the main floor, with a brand new reflected ceiling plan, plus all new plumbing throughout. Two new bathrooms, one a newly enlarged master bathroom accessed to by a walk through walk in closet. The front entry stairwell was enlarged and finished with new maple treads and skirting plus a new custom glass and metal railing. A very challenging project with great results!
