This was another inspiring renovation project in Lynn Valley we were thrilled to be involved with. Having done a full renovation in the basement shortly after purchasing their home, the homeowners decided it was time to tackle the main floor. The pony wall between the kitchen & living area as well as the step up into the living area weren’t working for this social family. We gutted the entire main floor down to the studs, removing a load bearing wall between kitchen and living, giving the main living area a great open concept feel. The existing kitchen was an addition done by the previous owner with an interesting vaulted gable end roof above, with some unique re-engineering, we raised the existing collar ties from their current top of wall elevation to give the space the much needed height while at the same time adding 4 skylights, two of them Electric Venting. The main theme running through the project was clear stained Doug Fir finishes. We cladded the collar ties with VG Clear Doug Fir making the kitchen ceiling the absolute eye-catcher of the make-over. In place of the load bearing wall we point loaded the one end of the bearing with a 6X6 VG Clear Doug Fir post, and then continuing on with the Doug Fir theme we installed a 4” x 8” beam as the new mantel for the newly built floor to ceiling fireplace with new gas insert. Capping off the D. Fir theme we installed a 3-panel folding eclipse door in the kitchen. In sticking with the natural wood finishes Reynolds Cabinet Shop supplied and installed the amazing stain grade kitchen cabinets with a clever end of island seating area created due to the narrow galley style kitchen. All new electrical throughout the main floor, with a brand new reflected ceiling plan, plus all new plumbing throughout. Two new bathrooms, one a newly enlarged master bathroom accessed to by a walk through walk in closet. The front entry stairwell was enlarged and finished with new maple treads and skirting plus a new custom glass and metal railing. A very challenging project with great results!

Heritage Boulevard

Heritage in the Woods


 

We were honoured to be involved in this exciting project at Heritage in the Woods in North Vancouver, working with another great homeowner who had just recently purchased the 3,000 square foot, 5 bedroom, 3 storey home near Mt Seymour River. The focus of this project was a full gut down to the studs renovation/remodel for the entire main floor along with a newly adjusted floor plan to create an open floor concept in the kitchen, dining and living room area and expanding the master bedroom – ensuite and master bedroom walk in closet. With some trick engineering we were able to install a drop steel beam in place of a load bearing wall as seen cladded in trim over the kitchen island. For the finishes we created a nice balance between classic and modern, by installing wainscoting trim for the main floor hallway tying in this detail with the stairwell adding a classic charm to an otherwise modern renovation. The cabinetry and millwork provided by Reynolds Cabinet Shop is the main feature of the renovation along with a newly expanded fireplace/entertainment wall, new gas insert fireplace and floating live edge mantel milled and stained by Maderna Fina Furniture. All new plumbing and the majority of the electrical upgraded throughout. New wide plank oak flooring for the entire main floor and stairwell and into the basement. The existing stairwell – open glulam stringers, D. Fir treads and railings were left as is structurally due to building code complications but refinished with great results. Downstairs we renovated the laundry room, powder room and turned the lone basement bedroom into a new gym room. A wonderful project with great results!

This Living Radius designed project was a challenge, mainly in blending the new roof of the grand entry addition we did with the existing roof. A very challenging project but a very enjoyable one with great results. A lot more going with this one than meets they eye. The architectural concrete stairs with the granite ledger stone veneer really tops it off. One of my favourite projects.

West 17th Avenue

West 17th Avenue – Sub Contract


 

We’ve done a fair amount of sub contract Concrete Forming and Framing work for our good friend Alex Henry of Henry Creative. This project of his on West 17th in Vancouver was as funky as it gets so we were very much appreciative of the opportunity to be involved in this one. It was also our first introduction to all the new building codes recently instituted by the City Of Vancouver. We had a blast on this one.

East 16th Avenue

East 16th Avenue – Sub Contract


 

For this major renovation project off the Grand Boulevard, Northline Construction was contracted by the Parente Group to take lead on all the concrete forming, framing and siding details. This was a very challenging renovation project, involving extensive re-engineering of the existing structure to allow for a large open concept of the basement floor plan, and a newly expanded open kitchen, dining and living area of the main floor.
